Competent real estate transaction work, but communication could improve

I engaged Vicki Nakahara and Carlsmith Ball LLP to assist with the acquisition and financing of a small commercial property in Honolulu. Vicki's expertise in commercial real estate transactions and project finance law was evident. Her background, including her recognition in those areas, gave us confidence. She was thorough in reviewing the purchase agreement and navigating the complexities of the loan documentation from a mainland lender. The work product was solid, and the transaction closed successfully. However, the experience felt somewhat transactional. At times, there were noticeable delays in receiving responses to emails, which added to our stress during critical negotiation phases. While her legal analysis was sound, we sometimes wished for more proactive updates or a clearer explanation of certain fees and next steps without us having to ask. For a straightforward deal, Vicki is a capable attorney who knows Hawaii's real estate landscape. For clients who prioritize constant communication and hand-holding, expectations might need to be managed. She is undoubtedly knowledgeable, but the overall client service experience was just adequate.
