Competent handling of a commercial lease dispute

I engaged David Aguilar to assist with a complex commercial lease dispute for my small business in Orange County. His background in real estate law was evident, and his recognition in that area by Best Lawyers was a primary reason for my selection. David provided a solid, technically proficient analysis of our position regarding landlord responsibilities for building improvements. The strategy he outlined was sound and ultimately helped us reach a settlement. However, the experience felt somewhat transactional. Communication was adequate but not proactive; I often had to follow up for updates, and responses sometimes took longer than expected. While his expertise in construction and real estate matters is clear, I expected a more engaged partnership given the firm's reputation. For straightforward legal analysis on a project finance or real estate issue, David is certainly capable. For clients seeking frequent touchpoints and a more hands-on advisory relationship, it may be worth setting very clear expectations upfront on communication protocols.
