Competent on complex title work, but communication could improve

I engaged Vanessa Waguespack Anseman at Liskow & Lewis to assist with a complex title issue on a mineral lease in Acadia Parish. My situation involved a tract held by production with a convoluted chain of title spanning several decades. Ms. Anseman’s analysis of the title was thorough and demonstrated a solid grasp of the specific nuances of Louisiana mineral law, which was exactly the expertise I needed. Her opinion letter was detailed and gave me the confidence to proceed with a significant transaction. However, the experience was not without its frustrations. There were several instances where I had to follow up multiple times to get status updates, and responses to emails were sometimes delayed by a few business days. For a matter that was time-sensitive from my perspective, this created some unnecessary anxiety. While I have no doubt about her technical competence in oil and gas title examination, the client service aspect—managing expectations and proactive communication—felt just adequate. For straightforward matters, she is certainly capable, but for clients who prioritize frequent touchpoints, you may need to be more assertive in your follow-ups.
