Our firm recently engaged Sean Bezark at Greenberg Traurig to navigate a particularly thorny environmental due diligence process for a multi-property acquisition in the Chicago area. The transaction involved a portfolio of legacy industrial sites, and the potential liability issues were significant. Sean’s deep, 35-year background in environmental law, particularly his experience advising lenders and private equity funds, was immediately apparent. He didn't just identify the standard Phase I issues; he provided strategic, commercial advice on risk allocation, regulatory negotiation strategies with the Illinois EPA, and crafted creative solutions for the purchase agreement that protected our investment without killing the deal. His recognition in environmental law and his AV Preeminent rating are clearly well-earned, reflecting a practitioner who commands respect from both peers and regulators. The one area where we experienced a slight delay was in receiving initial drafts of certain ancillary documents, which took a bit longer than anticipated amidst his busy schedule. However, when we did receive them, they were comprehensive and required minimal revision. Overall, Sean’s blend of substantive expertise and practical, business-minded counsel was invaluable. He transformed a potential deal-breaker into a manageable, well-understood risk, and we would not hesitate to recommend him for complex real estate transactions with an environmental component.
