James Cook
I hired James Carter to assist with a complex commercial property acquisition in the Denver area. His background in real estate finance and development at Brownstein Hyatt Farber Schreck was a key factor in our decision. James is clearly knowledgeable; his understanding of the zoning intricacies, given his recognition in that area, was evident and helped us navigate a few unexpected municipal hurdles. He is a collegial problem-solver as his profile suggests, and his 12 years of experience showed in the final contract documents, which were thorough. However, our experience was mixed on the service side. While the legal work was solid, response times to emails were sometimes slower than expected, often taking several business days. There were also a few instances where we felt we had to follow up to get status updates on the due diligence process, which created some anxiety during a time-sensitive deal. For straightforward legal expertise in real estate transactions, James is competent. He successfully closed our deal. But if you prioritize frequent, proactive communication and very quick turnarounds on questions, you may need to set very clear expectations upfront. He delivered on the core legal work, but the client service experience felt just adequate.
