Competent on commercial lease, communication could improve

I engaged Mr. Rutledge to assist my small business with a complex commercial lease negotiation for a new retail space in Flowood. His deep experience in real estate and business law, backed by his 26 years of practice and recognition in those fields, was evident. He was thorough in reviewing the landlord's initial documents, particularly on the clauses related to common area maintenance and assignment, which he explained were critical based on his background in commercial real estate and entity formation. The final agreement was solid and protected our interests. However, the experience was a mixed bag. While his legal acumen is not in question, there were noticeable delays in email responses, sometimes taking several business days, which added stress during time-sensitive negotiations. Additionally, his explanations, while accurate, sometimes felt overly technical for a business owner like myself without a legal background. For straightforward, high-stakes commercial matters, his expertise from Phelps Dunbar is a definite asset, but be prepared to manage the communication pace and proactively seek clarification.
